A recent article published In Builder by Diane Kittower “Green Homes Sell for More, Studies Show” they have found that certified green homes, in many markets, command higher prices and sell for more than traditional built homes.
Not all green built homes are created equal, it’s important to talk to with a knowledge real estate broker that is familiar with all of the different levels and components of a green built home in Seattle.
Today, Green Built homes in the Seattle area are built with higher standards compared to a typical code built home. With special focus being given to:
- Energy Efficiency
- Indoor Air Quality
- Conserving Natural Resources
- Water Quality

Green Built Homes in the Seattle area
In one analysis in the metropolitan Portland, Oregon area found that green certified houses sold for up to 30% more on an average, the report was done by highly the respected Earth Advantage Institute. The data was from May 2010-April 2011 from the Portland MLS; found that certified green homes sold on average for 8% more than traditional built houses.
The new homes were either certified by Energy Star, LEED for Homes, Earth Advantage, or Earth Advantage/ Energy Star combination.
In Seattle we had a similar study done comparing Built Green, LEED and Energy Star homes to none certified homes. The results were a somewhat similar with several exceptions; the Green Built homes that had an independent third party certification sold faster and for more. The other interesting factor was it was also reported that green homes with real estate agents with green certifications sold faster than green homes with non-certified agents.
In Ben Kaufman’s E-Cert report for Washington State’s King County, from 11/2009-11/2010 reported that environmentally certified homes comprised 37% of the new home market, sold for $85,550 more per home and were 9.8% smaller in square footage.
